Cancellation, no-show or early departure: The following cancellation policy applies to direct bookings:

The guest can cancel the booking at any time before arrival. The decisive factor is the receipt of the cancellation by the landlord in written form (e.g., by email).

The following cancellation fees apply:

  • Free cancellation up to 30 days before arrival
  • 29 to 14 days before arrival: 50% of the total price
  • Less than 14 days before arrival: 100% of the total price
  • In case of no-show or early departure: 100% of the total price

The guest retains the right to prove that the landlord incurred no damage or only minor damage. For bookings made through external booking platforms (e.g., Airbnb, Booking.com, FeWo-Direkt/VRBO, HomeToGo), the respective platform's cancellation policy applies.





House rules

We are delighted to welcome you as our guest. Please help us ensure that all guests feel comfortable and that the accommodation remains in good condition.


1. Arrival and Departure

  • Check-in: from 4:00 PM
  • Check-out: until 10:00 AM

Deviations are only possible after prior agreement.


2. Occupancy

The maximum number of people allowed in the booked accommodation must not be exceeded. Use of the accommodation is permitted only to registered guests.

3. Rest periods

Please observe the legally mandated quiet hours:

  • 10 PM – 7 AM
  • 13:00 – 15:00

During this time, we ask for special consideration for other residents and neighbors.

4. Parties and events

Parties, events or larger gatherings are not permitted at the accommodation.

5. Smoking

Smoking is not permitted inside the accommodation. Please use only the designated outdoor areas.

6. Visitors

Visitors are only allowed with the prior consent of the landlord.

7. Handling the accommodation

Please treat the apartment, furniture, and furnishings with care. Any damage or defects must be reported to the landlord immediately.

8. Damage and defects

Please inspect the accommodation immediately upon arrival. Any existing damage or defects must be reported to the landlord within 24 hours of arrival (e.g., via email or WhatsApp). Damage reported after this period will be considered to have occurred during your stay in accordance with our Terms and Conditions, unless it can be proven that the damage was not caused by the guest.

9. Condition upon departure

The accommodation must be left in a tidy and clean condition upon departure. Please pay particular attention to the following points:

  • Dispose of residual waste and packaging and place them in the designated waste containers.
  • Dispose of leftover food and leave the refrigerator empty.
  • Place used dishes in the dishwasher and start the wash program.
  • Leave the stove and work surfaces clean.
  • Close the window
  • Set the heating to normal setting
  • Take all personal belongings with you

The accommodation does not need to be deep cleaned, however we ask that you leave it in a tidy condition.

Additional cleaning charges may apply if the accommodation is excessively dirty, if garbage is not disposed of, or if food is left behind.

10. Garbage

Please dispose of your waste in the designated waste containers and observe local waste separation regulations.

11. Key

Please handle the keys provided with care. Loss of a key may result in costs for replacement or – if necessary – for replacing the entire locking system.

12. Safety

Please close windows and doors and switch off electrical appliances when leaving the apartment.

13. Pets

Pets are only allowed by prior arrangement.

14. House Rules

By booking or staying at the accommodation, guests acknowledge these house rules.





Terms and conditions

These terms and conditions apply to the rental of accommodations ("apartments") by the respective provider/host (hereinafter "landlord") to the guest. For bookings made via portals (e.g., Airbnb, Booking.com, FeWo-Direkt/VRBO, HomeToGo), the terms and conditions of the respective portal also apply; in case of conflict, the portal terms and conditions take precedence, insofar as they are mandatory.

1. Conclusion of Contract A binding rental agreement is concluded upon completion of the booking (direct booking or booking via a platform). The prices, payment terms and these terms and conditions specified in the booking process are authoritative.

The tenant must inspect the apartment immediately upon moving in. Any existing damage or defects must be reported to the landlord in writing (e.g., by email or WhatsApp) no later than 24 hours after moving in. Damage reported after this period is considered to have occurred during the tenancy, unless the tenant proves that they were not responsible for it.

2. Services, Usage

  • The guest receives the booked accommodation for the agreed duration and number of people.
  • Use is permitted only to registered guests.
  • The maximum occupancy corresponds to the number of people specified in the booking process.
  • Parties or events are not allowed.
  • The accommodation is solely for lodging purposes.
  • The house rules are part of the contract and must be followed.

3. Prices, Payment, VAT. The prices displayed at the time of booking apply. All prices include the applicable statutory VAT, unless expressly stated otherwise.

For direct bookings, only the payment methods and terms offered on the respective booking page or during the booking process at the time of booking apply. The renter has no right to use specific payment methods. Any alternative payment methods require an explicit written agreement.

For bookings made through external booking platforms (e.g., Airbnb, Booking.com, FeWo-Direkt), the respective payment and billing terms of the platform also apply. If payments are processed through the platform, payment processing is handled exclusively by that platform.

A proper invoice with VAT shown will be issued upon request, especially for corporate and long-term bookings.

4. Due Date of Rent: Unless otherwise agreed, the following applies:

  • For short-term rentals: the full rental price is due before arrival.
  • For long-term rentals / fixed-term rental agreements: the rent is payable monthly in advance, no later than the agreed due date.

The decisive factor is when the payment is received by the landlord.


5. Security Deposit / Damages: If agreed upon, a security deposit may be required. The guest is liable for any damage to the accommodation, inventory, or common areas caused by them or their travel companions. Any damage must be reported to the landlord immediately.

7. Force Majeure / Unavailability In the event of force majeure or unforeseen circumstances that render performance impossible (e.g., significant damage, official orders), the landlord is entitled to withdraw from the contract. Payments already made will be refunded for services not rendered; further claims are excluded to the extent permitted by law.


8. Right of Access, Termination for Cause: The landlord may terminate the contract for cause, in particular in the event of serious breaches of house rules, disturbance of the peace, false information regarding the number of occupants, or payment default. In this case, the accommodation may be vacated immediately; there is no entitlement to a refund to the extent permitted by law.


9. Final Provisions German law applies. The place of jurisdiction is – to the extent legally permissible – the landlord's place of business. Should individual provisions be invalid, the validity of the remaining provisions shall remain unaffected.
